RPM Engineering provides inspections and retrofit desings for balconies as required by California Senta Bill 326 which mandates regular inspections of exterior elevated elements in multifamily buildings with three of more units. After our initial inspection, if a deficiency is found, we develop a retrofit design to bring the balcony back into compliance.
California Senate Bill 326, also known as the Balcony Inspection Law, is a crucial piece of legislation that mandates regular inspections of exterior elevated elements (EEEs) in multi-family residential buildings with three or more units. This law was enacted in response to the tragic balcony collapse in Berkeley, California, in 2015, which resulted in the deaths of six people and injuries to seven others. The purpose of SB 326 is to prevent future balcony collapses by ensuring that these structures are properly maintained and repaired.
Under SB 326, EEEs, which include balconies, walkways, and decks, must be inspected by a licensed architect or structural engineer at least once every nine years. The inspection must assess the overall condition of the EEE, including its structural integrity, waterproofing, and drainage systems. If any deficiencies are found, the inspector must provide a written report outlining the repairs that need to be made.
The responsibility for complying with SB 326 falls on the homeowners association (HOA) or building owner. HOAs are required to notify residents of the upcoming inspection and to make the inspector's report available to all residents. Building owners are responsible for making any necessary repairs to EEEs in a timely manner.
